Rental period:

Minimum 3 days, for rental periods of more than a month contact us for discounted rates.

Cancellation period and penalties:

Renters may cancel the rental agreement with 90 days or more prior written notification and receive a full refund. Should renter cancel within 30-90 days of the rental period 50% of the rental fee shall be refunded, if renters cancel within 30 days or less of the rental period 25% of the rental fee shall be refunded.

Holiday rental period ( December 15th – January 6th) requires 5 months prior notice to receive a full refund. A 3-5 month notice of cancellation will result in a penalty of 50% of the rental fee. Should renters cancel within 90 days or less of the holiday rental period 25% of the rental fee shall be refunded. Holiday rentals that are canceled within 30 days or less of the rental period shall forfeit any refund of their rental fee.

Reservation Deposit:

A reservation deposit of 50% is due upon confirmation of the reservation. The balance of the rental fee and the damage deposit is due in full 90 days prior to the arrival date.

Damage deposit:

In addition to the rental fee renters shall deposit with owners a damage deposit in the amount of $500-$1,000, subject to length of rental and properties rented. This deposit is NOT applied towards the rental. Should renters cancel their reservation at any time any damage deposit received shall be refunded in full.

Gratuity:

In addition to the rental fee a 5% gratuity is added for house and grounds staff.
